JOB OBJECTIVE:
The Preconstruction / BD Manager is responsible for the oversight of the entire preconstruction process and driving financial growth through the building of new relationships and the strengthening of existing ones.
RESPONSIBILITIES: Promote design build contract procurement and Central’s in-house design build engineering capabilities.
Interact with GC’s, owners, and engineers to keep informed of both present and future opportunities in our markets while providing feedback to the leadership teams of current market conditions.
Set example to all employees and clients regarding leadership, accountability, and integrity representing Central in the highest regard.
Lead the preconstruction process from generation of the project through turnover to the construction team.
Maintain awareness of company resources required to perform new business opportunities.
Coordinate with estimating, engineering, and marketing departments to produce proposals and perform presentations to potential clients.
Collaborate with our VDC and Prefab department to ensure shop drawings being generated and sent to our prefabrication shop meet quality standards.
Work as a team member to assist estimating in creating and reviewing budgets for proposals as well as bid projects.
Work with Project Managers and Field Superintendents / Foremen for preconstruction coordination and prefab implementation.
Responsible for scheduling and leading handoff meeting with PM’s, General Superintendents, and Foremen.
Ensures company policies and procedures are understood and implemented consistently.
Ensure the material handling process is effective and efficient on all projects.
Travel within the company and to business locations and job sites will be required.
Job site pre-bid meetings and visits as assigned.
Works to continually improve the effectiveness of pre-con meetings, prefab shop, and company procedures.
Identifies and implements new methodologies and technologies to keep the Company competitive in the marketplace.
Establish and maintain positive and effective relationships and communication with clients, Construction Manager, the project team, consultants/architects/engineers, subcontractors, the adjacent community, and governmental agencies.
Champions safety on all projects and ensures adherence to all company safety policies.
Communicates and reinforces the Company vision, values, and goals to employees.
Mentor and develop team members, along with assisting in training classes as needed.
Review assigned project documents for completeness and accuracy.
Conduct team meetings, owner/architect meetings, and budget reviews as assigned.
Attend company and industry events, including meetings, training, workshops, etc.
Other related duties as assigned or needed.
Assist with technology implementation for the field or prefab shop.
Asset purchases for Prefab Shop up to $1,500.
Market President approval is required above this amount.
Meetings: A= Attend C=Chair Pre-con Turnover Meetings (C) Weekly Manpower Meetings (A) Post Job Review Meetings (A) Periodic Staff Meetings (A) Qualified candidates will possess the following education and experience: 5 years of Prefabrication experience with Construction Management or General Superintendent role.
Understanding of Prefab operations as it relates to the construction process is preferred but not required.
Completion of several different projects successfully at a field manager level or above.
Supervision of 3 or more people continuously.
Advanced knowledge of the construction industry Ability to read and understand technical data and interpret construction drawings, architectural drawings, and specifications.
Excellent organizational, leadership, and analytical skills.
Ability to communicate effectively, both orally and in writing.
Ability to organize and manage multiple priorities.
Basic computer skills.
Ability to establish and maintain effective relationships with various personality types.

Must be able to travel to other office locations when required.

WORKING CONDITIONS: Most of your time will be spent working at jobsite or shop.
The ability to drive a company vehicle is required.
A DMV report confirming a valid driver’s license, and a good driving record are required.
PHYSICAL DEMAND: The job requires the ability to perform tasks in all areas and aspects of a construction project.
Requires the ability to climb ladders for heights of up to 20 feet and crawl for distances of 50 feet.
The job requires the ability to work with tools, pipes, or metal materials.
Ability to lift and manipulate objects of 75 lbs.

HAZARDS: Everyday hazards associated with the construction environment.
WORK HOURS: Work hours will be from 7:00 AM to 5:00 PM Monday through Thursday and 7:00 AM to 12:00 PM on Fridays or as the project schedule dictates.
