Site Manager/Supervisor

*POSITION SUMMARY:* Real Estate Management Specialists, Inc is looking for a Site Supervisor to oversee the operations of a 40 unit section 8 property for elderly/disabled.
The Site Supervisor will be responsible for day to day operations of the property.
*ESSENTIAL DUTIES & RESPONSIBILITIES:* * Maintain a positive attitude/environment * Supervise maintenance/housekeeping duties and responsibilities.
* Make decisions about the needs of the property * working with the elderly/disabled populations to provide the best guidance with their housing needs in compliance with the government programs.
* Manage compliance for both programs.
* Qualify applicants according to the programs guidelines * Ensure all safety, quality, and Compliance standards are met.
Oversee's and reviews all compliance paperwork to maintain tenant files per HUD guidelines.
* Works with Compliance for Tax Credit files.
* Communicate effectively with all tenants, applicants, coworkers and supervisors in a way that promotes teamwork, good communication, and a good work environment.
* Completes unit inspections and holds tenants in compliance with their lease and the properties rules and regulations.
* Collects rents.
* Oversees and executes preventative maintenance plan for the property.
* Other duties as assigned.
*EDUCATION AND EXPERIENCE:* * 2 years of experience with Property management or supervising employees.
* knowledge of Section 8 or LIHTC programs preferred but not required.
*PHYSICAL DEMANDS:* * Must be able to lift up to 50 pounds on a regular basis.

Job Type: Part-time Pay: $20,000.
