Together, the Property Manager and Assistant Property Manager are responsible for maintaining a high occupancy level, quality service to the residents, and the efficient physical and economic operations of the property.
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

Assist the Property Manager by providing high quality of service to residents with efficient operation of the building economically and socially following and enforcing all fair housing, local landlord tenant laws and regulations.
Preparing and delivering notices to residents (i.
e.
Lease Violation, 30 Day Termination, 10 Day Termination, Non Payment of rent, 24 Hour for Entry, and Abandonment).
Works with the Property Manager to effectively market the property to ensure a positive community image of the property.
Assist in advocating collection of rent and other income.
Maintains customer and staff relations.
Answers incoming telephone calls, determines purpose of callers, and forwards calls to appropriate personnel or department.
Takes and delivers messages or transfers calls to voice mail when appropriate personnel are unavailable.
Answers questions about organization and provides callers with address, directions, and other information.
Welcomes on-site visitors, determines nature of business, and announces visitors to appropriate personnel.
Receives, sorts, and routes mail, and maintains and routes publications.
Maintains fax machines, assists users, sends faxes, and retrieves and routes incoming faxes.
Orders, receives, and maintains office supplies.
Performs other clerical duties as needed, such as filing, photocopying, and collating.
AMERICANS WITH DISABILITIES ACT (ADA) REQUIREMENTS: Physical: Frequently required to perform moderately difficult manipulative tasks such as typing, writing, etc.
Must be able to walk, stand, and sit for extended periods.
Sensory: Frequently required to read documents, written reports, and plans.
Must be able to distinguish normal sounds with some background noise, as in answering the phone, interacting with residents and staff, etc.
Must be able to speak clearly and understand/be understood using the English language.
Cognitive: Frequently required to concentrate on moderate detail with constant interruption.
